TPO (thermoplastic olefin) single-ply membrane. The dominant low-slope choice in FTL commercial. Heat-welded seams produce a continuous waterproof surface; the white reflective surface reduces solar gain and HVAC load. We install fully-adhered, mechanically-attached, and induction-welded TPO systems based on the building's structural conditions and wind-load requirements. 60-mil and 80-mil membranes are standard.
PVC (polyvinyl chloride) single-ply membrane. Premium chemistry over TPO when a building has restaurant grease exhaust, animal-fat exposure, or chemical exposure that degrades TPO faster. PVC is also the typical choice for membrane roofs on hospitality buildings with pool decks, rooftop bars, and HVAC-heavy mechanical penetrations.
Modified-bitumen (mod-bit) systems. Two-ply or three-ply SBS- or APP-modified asphalt. Strong choice for buildings with a lot of foot traffic, rooftop equipment, or mechanical penetrations. Granulated cap sheets provide UV protection and a walkable surface.
Built-up roofing (BUR) systems. Multi-ply asphalt-and-felt assemblies still in use on older office buildings and multi-family. We re-roof BUR with a modern modified-bitumen or single-ply system rather than ply-on-ply when the existing assembly has deteriorated.
Standing-seam metal panels. For commercial buildings where the architectural design or visible roof pitch favors metal — typically auto dealerships, churches, schools, and some hospitality. 24-gauge Galvalume or Kynar-coated steel with hidden clip fastening. 40+ year service life.
R-panel and exposed-fastener metal. The standard for warehouses, light industrial, and agricultural-style commercial buildings around FXE airport and the Andrews Avenue industrial corridor. Lower cost than standing seam, faster install on large-area roofs.

Marine industry. Boatyards, marinas, ship chandlery, dive operations along the New River, the 17th Street Causeway, and Pier 17. We work in active boatyards regularly and coordinate around vessel staging, lift schedules, and saltwater exposure. Stainless and marine-grade fastener spec is mandatory.
Hospitality. Hotels, restaurants, rooftop bars, event venues. The constraints are scheduling (occupancy and noise), equipment staging (limited rooftop staging area), and the visibility of the assembly to guests. PVC is often the default choice on hospitality membrane roofs.
Medical office plazas. Medical office buildings (MOBs) and outpatient clinics along Andrews Avenue, Commercial Boulevard, and the Holy Cross / Broward Health corridors. HVAC-heavy rooftops, sensitive building occupancy (no tear-off dust into HVAC intakes), and patient-care scheduling that constrains noisy work hours.
Strip retail. The standard FTL commercial use case. Single-tenant or multi-tenant retail with low-slope membrane roofs aging out at 20–25 years. Tear-off, deck condition assessment, new insulation, new membrane, new flashing — straight-line scope when the deck is sound; deck repair scope added when it is not.
Light industrial and warehouse. Cypress Creek and FXE airport vicinity. Large-area flat roofs (often 20,000+ sq ft) where energy efficiency matters. White TPO or PVC reflects solar gain and reduces cooling load measurably; we model the energy savings in the proposal so building owners can see the payback math.
Multi-family. Condo associations and apartment buildings throughout FTL with shared roof structures. Coordination with the association board, owner notification, and access control are part of the project plan from day one. We provide the association with the documentation package the association needs for its records.
A commercial roof typically does not need full replacement just because of a leak. Repair is often the better path when damage is confined to seams, flashings, penetrations, or a specific quadrant of the deck. Replacement becomes necessary when the membrane has lost flexibility, the insulation has saturated, or the deck has corroded or rotted past localized repair. We start every commercial project with a moisture survey (infrared imaging on flat roofs identifies wet insulation invisible from the surface), a detailed flashing and seam inspection, and a deck-fastener pull test where the deck is suspect. The recommendation we deliver is based on what the assembly actually shows, not what we want to sell.
