The Roof Replacement Process: 10 Steps, Start to Finish
Most South Florida roof replacements take 2 to 4 weeks end to end — the bulk of that is permitting, with the actual installation running 2 to 4 working days for shingle and 1 to 3 weeks for tile. Here is exactly how All Phase Construction USA takes a roof from first inspection to final sign-off.
The 10 Steps
- Free inspection & measurement. We assess covering, flashing, decking, and attic condition, then measure the roof (drone or in person) and provide a written, line-item quote.
- Material selection. You choose the system — architectural shingle, concrete or clay tile, standing-seam metal, or flat single-ply — with color samples and product-approval data.
- Permitting. We pull the permit under our own license with the required Florida product approvals and, in Broward's HVHZ, the wind-load and fastening details. This is the longest step (2–4 weeks at the city/county).
- Material staging. Materials are delivered and staged the day before work begins.
- Tear-off & disposal. The old roof and underlayment are removed to the deck and hauled off.
- Deck inspection & repair. We inspect the exposed decking and mark/photograph any rotted plywood or board that needs replacement.
- Dry-in (secondary water barrier). A self-adhering peel-and-stick membrane is bonded to the deck, making the home watertight — verified at the dry-in inspection.
- Installation. The new covering goes on with enhanced, code-compliant fastening. Shingle typically finishes in 2–4 days; tile takes longer for loading, layout, and detailing.
- Cleanup. Magnetic nail sweep of the property, debris haul-off, and a walkthrough of the finished roof.
- Final inspection & warranty. The county performs the final inspection, and we register your manufacturer warranty.
